Process

Four stages, and you know the number before we break ground.

Most of what goes wrong on a custom home goes wrong before anyone pours concrete. This is how we try to get the expensive decisions made early, while they are still cheap to change.

01

Site and feasibility

We walk the lot, pull the survey, and tell you what it will actually cost to build there. Setbacks, flood elevation, tree ordinance, soil, and whether the lot is worth what you are being asked for it.

Two to four weeks. If the answer is that the lot is wrong, you will hear it here, and that is the cheapest bad news of the whole project.

02

Design and permit

Drawings with your architect, or ours if you do not have one. We take the plans through the county so you are not the one chasing a reviewer, and we price the job off finished drawings rather than a sketch.

Three to six months, most of it waiting on the county rather than on us. You get a fixed number at the end of it, not a range.

03

Build

One superintendent on your job, with his own phone number. Photographs every Friday and a schedule you can hold us to. Change orders in writing and priced before the work happens, never after.

Fourteen to twenty months for a ground up house. You are welcome on site any day; we would rather you saw it going up than wondered.

04

Close out and warranty

Punch list walked with you rather than sent to you. Manuals, warranties and as built drawings handed over in one folder. A year of callbacks included, and we answer the phone after that too.

The two questions worth asking any builder are what happens when you are wrong, and who pays for it. Ask us both on the first visit.Coastline Builders

Next step

Start with the lot.

The first stage costs you a phone call and an afternoon. Everything after it is easier for having done it.
